The issue of leaking basements in Melbourne is prevalent and the cause of leaks in below ground structures is almost always due to corner cutting during construction. Basements that are below ground are very easily waterproofed when the external (positive) side of the wall is exposed and can be waterproofed correctly.
Difficulties arise when the structure is buried in the ground and there is no access to the positive side of the wall. When it comes to waterproofing basements, the following must be observed.
1. Access to positive (external) side: If there is access to the positive side of the impacted wall then the repairs are quite simple. Traditional waterproofing techniques and products can be used provided that the waterproofing extends to the bottom of the slab or footing.
2. No access to positive side - In this instance, all remedial works must be undertaken from the negative side of the wall. The solutions can include the use of water stop products and, in the joints (where wall meets floor or tilt slab meets footing) the injection of liquid polyurethane and water to seal the joints. This procedure is known as 'crack injection'.
Diagnosis - Typically, the presence of water will be obvious and the joints in the structure are always the leak points. Apart from visual pointers, thermal imaging cameras can help to detect the leak points.
