Water management in residential properties is the ability to control water when it cannot be halted. This situation is most common with water table related issues. As the water table saturates and fills with water, the table rises and in various parts of Melbourne, can lead to subfloor flooding. Because the water saturating into the water table cannot be halted, the only way to deal with water table saturation issues in the subflooor is to manage it as opposed to trying to halt the water as would occur with external ground water, which is dealt with by drainage.


Water management from within the subfloor -In the instance as demonstrated in the attached photos, this can involve a series of agi drains in the subfloor void connected to a pit or pits from where the water collected as the water table rises is pumped out into the stormwater system..


External Water management - In this instance, it is recognised that ground water run off is contributing to water in the subfloor void. In this situation, the water can be halted before it reaches the subfloor by running a series of agi drains external to the dwelling which will capture ground water and funnel it into the storm water system.



Diagnosis - Typically, the presence of water will be obvious and where it comes from is generally diagnosed with the use of observation and if required flooding of the ground surrounding the dwelling (unadvisable).
